Banks begin to pay all the costs of obtaining a mortgage loan

Spain's Ankovo sector is beginning to adjust its strategies in the mortgage business after almost three months of inactivity in order to adapt and anticipate new legislation that will take effect from the second quarter. Some organizations already take on almost all the costs of a mortgage loan. CaixaBank and Unicaja go even further, as they took on the "burden" of expenses and on real estate valuation, although this is not mandatory for them. The first financial group that decided to take a step in this direction was CaixaBank: its offer was limited to various options specified in the catalog at fixed rates, setting a base price of 2.75%. In recent weeks, ING and Unicaja joined CaixaBank. Three organizations that have decided to take the initiative, independently assume the costs associated with the issuance of a mortgage, that is, they do not apply any type of commission, making their offer more attractive to users. They also pay Impuesto de actos jurídicos, which was established by the government at the beginning of November, and this is the most important of all costs when applying for a mortgage, an average of 1,000 to 3,000 euros, depending on the autonomous community and the amount of the transaction.
